The settlement that never quite stops
Muck consolidates slowly and continues long after construction. A slab founded on it will move for years, and the movement is rarely uniform. There is no compaction solution — organic soil is either removed and replaced, or the structure is carried through it on piles to a competent stratum below.
The two real options
- Excavate and replace with engineered fill, where the layer is shallow enough.
- Bridge it with deep foundations to a competent bearing stratum.
- Surcharging can accelerate consolidation, but it takes months.
- Compaction does not work. Organic material is not improvable that way.
- Volume of removal, and where it goes, is the cost driver.
How we handle it
- 01Map the extent and depth of organics across the site, not at one point.
- 02Compare removal against piling on actual quantities.
- 03Where removing, plan disposal — that is frequently the larger number.
- 04Where bridging, design for the down-drag that ongoing consolidation causes.
Down-drag catches people out. If muck around a pile is still consolidating, it hangs on the pile and adds load rather than providing support. That has to be in the design, and it is not intuitive.

- Can muck be compacted?
- No. Organic material keeps consolidating. It is removed or bridged.
- How do we know how much there is?
- Borings across the site. Extent varies enormously over short distances in former wetland.
- What is down-drag?
- Consolidating soil hanging on a pile and adding load instead of supporting it. It must be designed for.
- Is removal always cheaper?
- Only where the layer is shallow. Disposal cost usually decides it.
