Saturated Sand — The Default Florida Problem
The most common condition across coastal Florida: clean permeable sand with the water table a few feet down. It excavates easily and it will not stand up wet.

High permeability cuts both ways
Sand drains quickly, which makes drawdown achievable. It also means the flow rate is high, so the system has to move a lot of water continuously, and the discharge route matters as much as the pumps. Turn the system off and the table returns in hours, taking the subgrade with it.
What it rules in and out
- Wellpoints work well and deploy quickly — usually the first option.
- Auger cast piles suit it, because the auger supports the bore.
- Sheet piling drives easily and gives a useful cut-off.
- Open-cut without support fails quickly below the table.
- Discharge volume, not drawdown, is usually the binding constraint.
How we handle it
- 01Model the flow rate, not just the depth of drawdown.
- 02Secure the discharge route and permit early.
- 03Plan for continuous running, including out of hours.
- 04Watch adjacent structures for settlement from drawdown.
The failure most often seen is a system sized for the drawdown but not for the volume, which runs fine on day one and cannot keep up once excavation opens the full area. Size for the area you will eventually have open.
FAQ
Common questions
- Can we turn the pumps off at night?
- Generally no. The table returns in hours and the subgrade goes with it.
- Is sand good or bad to work in?
- Good, once dewatered. Very bad wet — it will not stand at all.
- What usually limits the system?
- Discharge volume and where it can legally go, rather than the drawdown itself.
- Does it settle neighbors?
- It can. Drawdown over a wide area is the mechanism, which is why monitoring matters.
